What it is
Motorized shades are roller, sheer or blackout shades driven by quiet motors and controlled from keypads, the app, voice and automated schedules, including sun-tracking, so glass-walled homes keep the view while managing heat, glare and privacy.
South Florida homes are built around glass, and glass is where the heat, the glare and the privacy problem come in. Motorized shades solve all three: sheer solar fabrics that keep the view while blocking 95 percent of UV, blackout shades in bedrooms, and drapery tracks for the living room, all moving on schedule or as part of a lighting scene.
We measure to the millimeter, specify hardware that runs near-silently, and program shade groups to follow the sun across the house. In new construction we plan recessed pockets and wiring so the shades vanish into the ceiling; in retrofits we use battery or wired Lutron shades that install cleanly on existing windows.

Battery or wired shades?
Wired shades never need attention and are our recommendation in new construction. Battery shades are the retrofit answer: Lutron batteries last three to five years, and we can add a discreet charging option on hard-to-reach windows.
Will shades work with my condo's window rules?
Yes. Most associations require a uniform exterior appearance, usually white or off-white backing. We specify dual-sided fabrics that meet the rule outside and match your interior inside.
Can shades run from the same keypads as the lights?
Yes. Lutron shades and lighting share keypads and scenes, and Control4 brings both into the app and remotes.
