The short answer
For a 4,000 to 6,000 square foot home in Miami-Dade, a complete system covering the network, Control4 automation, panelized lighting, cameras, shades in the main rooms and audio in eight to twelve zones usually falls between the mid five figures and the low six figures, installed and programmed. A starter package for one or two systems, such as a UniFi network plus lighting control in the main living areas, typically starts in the mid four figures.
Estate-scale projects with forty or more shades, hundreds of lighting loads, dedicated theaters and large outdoor systems go well beyond that, and are scoped from the drawings rather than from a price list.
What actually drives the number
Equipment gets the attention, but four things move a smart home budget more than any brand choice.
- Count of controlled things. Every lighting load, shade, speaker pair, camera and door is a device that must be wired, installed and programmed. A house with 60 lighting loads costs less than the same house with 220, regardless of brand.
- Wiring access. In new construction, cable is inexpensive and labor is fast because the walls are open. In a finished home, the same runs may need fishing, attic work or wireless alternatives, and the labor can double.
- Finish level. Engraved keypads in custom finishes, invisible speakers behind plaster, recessed shade pockets and painted grilles all cost more than standard hardware, and they are usually worth it in a designed interior.
- Programming and integration. A system that ties lighting, shades, climate, audio, cameras and the gate into scenes needs real programming time. It is the part that makes the system feel simple, and it is the part cheap bids leave out.

A useful way to read the table: the network, the wiring and the automation core are a fixed foundation that does not change much with house size. Lighting, shades and audio scale directly with how many rooms and windows you want covered.
New construction versus an existing home
The same system costs less in a new build because the cable goes in before drywall, keypad boxes and lighting panels are placed by design, and the rack room has power and cooling from day one. Retrofits are not a compromise, but they follow different rules: wireless Control4 or Lutron dimmers instead of panels, battery shades on hard-to-reach windows, and cable fished through attics and soffits.
Expect a retrofit of the same scope to run 15 to 40 percent higher on labor, with the difference depending on construction. Plaster and coral stone homes in Coral Gables and Coconut Grove sit at the high end; homes with accessible attics and existing conduit sit at the low end.
Three ways people usually buy
- Foundation package
A UniFi network with proper Wi-Fi coverage, a rack, UPS and a Control4 core with lighting control in the main living areas. This is the right first step for most existing homes and the minimum we recommend prewiring for in a new one. Typically mid four figures to low five figures.
- Whole-home system
Everything in the foundation plus panelized lighting across the house, shades in the main rooms and bedrooms, cameras at every approach, audio in the living areas and outdoors, and intercom at the gate or door. Typically mid five figures to low six figures for a 5,000 square foot home.
- Estate system
Whole-home plus large shade counts, hundreds of lighting loads, landscape audio, access control across multiple entrances, a private AI layer and outbuildings on fiber. Scoped from the drawings with the architect and builder.
How to set a budget before you talk to anyone
Start by listing rooms and what should happen in each of them, not products. Then count: lighting loads you want controlled, windows that need shades, camera positions, rooms with audio, doors and gates. Multiply by the ranges above and add the foundation. That number, plus 10 percent contingency, is a realistic budget to bring to a design conversation.
If you are building, share the budget with your architect and builder at the permit set. Rack rooms, conduit and keypad boxes cost almost nothing on paper and a great deal after drywall.
Questions people ask about this
Is Control4 more expensive than Lutron or Savant?
The platforms are priced similarly for equivalent scope. The bigger cost driver is how many devices you control and how much programming the system needs, not the logo on the processor. Control4 tends to be the most cost-effective when one system runs lighting, shades, AV, cameras and security together.
Can I phase a smart home to spread the cost?
Yes, and in new construction we recommend it. Prewire and conduit for everything, install the network, lighting and cameras first, and add shades, audio and the AI layer later without opening walls. The prewire is the part you cannot phase.
What does ongoing support cost?
